This is not a good time to put a property on the market at the price you would like to get and just see what happens. This is a time for serious sellers who really need to sell their property.
My advice to buyers is to take advantage of this opportunity. Selection is the best I have ever seen, and there will always be sellers who will appreciate you and work with you. Sellers have much more realistic expectations now then they had during the bubble.
